Buyer's Guide

Your Step-by-step guide to buying a home in woodland hills

Buying with Confidence in Los Angeles County

A home purchase is one of the biggest decisions you’ll ever make — financially and personally. In a market as competitive as Woodland Hills and the surrounding Los Angeles County area, getting it right takes more than a search on the map; it takes someone who can tell you not just what a home costs, but what it’s actually worth.

This is the same process Ronald Laws walks every client through, built on more than 30 years as a licensed real estate appraiser and a track record of guiding over 1,000 families to a successful close. With deep roots in Woodland Hills, Calabasas, and communities across Los Angeles County, Ron gives you an edge most buyers never get: a real estate professional who can read the true value of a property before you ever make an offer.

Step 01

Work with an Appraiser, Not Just an Agent

The right representation changes everything. Ron is both a Realtor and a Licensed Appraiser with three decades in the field — a combination that lets him evaluate a home the way a lender’s appraiser would, long before you’re under contract. Add in his local knowledge of Woodland Hills, Calabasas, and nearby LA County neighborhoods, and it’s easy to see why more than 1,000 families have trusted him with one of their biggest decisions.

Step 02

Get Clear on Your Budget First

Before you tour a single home, get pre-approved. It tells you exactly what you can spend and signals to sellers that you’re a buyer worth taking seriously. Ron puts you in touch with lenders he trusts and helps translate the numbers into a real, workable plan, so you walk into your search knowing exactly where you stand.

Step 03
Tour Homes Like an Appraiser
When you walk a property with Ron, you’re getting more than a first impression. His appraisal background means he’s trained to spot what’s underneath the staging — structural condition, build quality, and whether the price will hold up over time. From view lots in Woodland Hills to estate properties in Calabasas, the goal is always the same: a home that fits your life and protects your investment.
Step 04

Negotiate with Real Data Behind You

This is where Ron’s appraisal expertise really pays off. Instead of guessing at what a seller might accept, he negotiates from a position built on actual valuation knowledge — helping you make a strong, competitive offer without paying more than a home is worth.

Step 05

Go Through Disclosures Line by Line

Once your offer’s accepted, the due diligence clock starts. Ron sits down with you and walks through the purchase agreement, title report, and every disclosure, breaking down the fine print and flagging deadlines so nothing slips past you.
Step 06

Put Your Contract Into Escrow

With terms agreed upon, you’ll sign the purchase contract and deposit your Earnest Money (typically 3% in California) into escrow. From this point, your purchase is officially under contract and legally protected.

The Appraisal: Ron's Home Turf

Your lender orders an independent appraisal to verify the home’s value — and this step is where three decades in the appraisal business really matters. Ron works alongside the appraiser, providing the local sales data and property insight needed to support an accurate valuation.
Step 08

Understand HOA Rules Before You Commit

A lot of Woodland Hills, Calabasas, and LA County communities come with an HOA attached. Ron reviews the CC&Rs (Covenants, Conditions, and Restrictions) and the association’s financials with you, so there are no surprises about rules, dues, or reserves down the line.

Step 09

Clear Your Contingencies

Once inspections, the appraisal, and loan underwriting are all wrapped up to your satisfaction, you’ll sign off on your Contingency Removal. Ron tracks every deadline closely throughout this stage to keep your deposit safe and your closing on schedule.
Step 10

Get your Clear to Close

Your lender finalizes its review and issues the “Clear to Close” — confirmation that your loan is fully approved and funds are ready to move to escrow.

Step 11

Sign your Closing Documents

Escrow schedules the signing of your loan paperwork and Grant Deed. Ron handles the details in advance so the appointment itself is quick, clear, and stress-free.
Step 12

Do a Final Walk-through

Right before closing, you and Ron take one last walk through the home together — confirming its condition, checking for new issues, and making sure any repairs you negotiated were actually completed.

Step 13
Close and Get your Keys
Your deed gets recorded, and the home is officially yours. But for Ron, closing day isn’t the finish line — he stays your go-to resource for real estate questions, market updates, and anything else you need for years to come.
